These features will help increase your house price
To be fair, these days being able to afford any square footage at all is a bonus – but if you're looking for a house at the moment and want to know what will boost your house price, look no further.
Online estate agent Emoov has investigated the factors that add most value to homes, and found the dream scenario for most buyers is an extra bedroom.
Of the 1,000 homeowners surveyed, a quarter suggested a spare room adds value to a property.

Meanwhile, a fifth said an outside space – be it a balcony, garden or roof terrace – adds value, while 16 per cent of homeowners said a garage is important.

The good news, for those not of a DIY persuasion, is that these little features render attempts at home improvement unnecessary.

“Often those looking to sell will pour money into additional DIY projects around the house, in an attempt to increase the value of the property and justify pushing up their asking price by a few thousand pounds or more," said Russell Quirk, Emoov's founder and chief executive.
"Unfortunately, a lot of the time they may as well be pouring it down the drain, as potential buyers will care little for aesthetic improvements, due to having their own long time view of how they want the property to be."
