Q. I have received an offer on my property from a tenant who has a dog. Should I allow tenants to have pets?
A. Generally pets such as dogs or cats can cause a lot of wear and tear on a property. We always ask for a previous landlord’s reference specifically for the pet. This is the best way to ascertain the previous behaviour of an animal. If this reference is not possible we highlight the potential risk to our clients and explain that this is a decision that only they can make. Either way, the tenancy agreement should be tailored to reflect that a pet will be occupying the property so that everything is agreed in writing.
Q. I want to let my property as I have moved in with my fiance. I have a residential mortgage and want to know whether there is anything I need to do.
A. Most residential mortgage lenders will have the condition that you cannot let a property without their written consent. Your first port of call should be to contact them immediately. Lenders are normally helpful when dealing with this matter as it is relatively common. They will either change the mortgage contract to a buy to let or simply give a letter of consent with some conditions attached.
