50 St Edmund’s Terrace: Primrose Hill to see rare new development
New build homes may be spreading throughout the capital like wildfire but there are still some parts that remain relatively untouched by new development. These fall into two categories: areas judged not to have investment potential and affluent areas where the existing architecture is quite adequate, thank you very much. Primrose Hill falls very firmly in the second camp, as famed for its Victorian terraces as it is its celebrity residents.
But for the first time in many years, new homes are being built overlooking Regent’s Park and they’re due to be finished this month. 50 St Edmund’s Terrace is a small collection of 36 one to four-bedroom apartments and one two-bedroom house spread across three buildings.
Though it’s only a small development, it still took an agreement between developer CIT and Thames Water to move mains water pipes from under the site before the project came to fruition. A new reservoir is being built as a result, which is also due to be completed this year.
Squire and Partners, the architect behind the Bulgari Hotel and new south London skyscraper One The Elephant, is tasked with making the low-rise buildings blend in with the existing architecture, using traditional materials like bronze and Portland stone from Grant’s of Shoreditch, one of Britain’s oldest stonemasons.
Tim Gledstone, from the architectural team, says, “The modern design draws its inspiration from the elegant detailing and rigour of the existing Regency buildings and villas surrounding Regent’s Park, while embracing this special location where the wonder of nature meets the City of London.”
