Henley pays £8m for to develop St James’s Park residential site

CHRIST’S Hospital Foundation has sold a second landmark grade II listed building in the Birdcage Walk Conservation area of St James’s Park to Henley Investments, the real estate private equity firm, for £8m.

Henley bought the freehold to 28 Old Queen Street last week, City A.M. can reveal, after recently buying the site nextdoor from the charity school, also for £8m. Chief executive Ian Rickwood, a former Pepsi director who founded the firm in 2006, said he planned to convert the 7,500 square feet former office block into a prime residential development, with a price tag of around £20m.

The street, which counts singer Sting among its residents, has seen a flurry of conversions, with offices formerly occupied by civil servants put up for sale.
