There aren’t many studio flats to be bought in London for less than £250,000 these days, but if you don’t mind a tight squeeze, this one could be just what you’re looking for.

At only 113sqft, this tiny Earl’s Court studio is thought to have started its architectural life as a maid’s cupboard, but it’s been ingeniously designed into compact living quarters.
The man behind the microflat is Ian Hogarth, founder of Hogarth Architects, who bought the property 10 years ago for approximately £115,000. He says maximising space has become an essential skill in his line of work. “If you’re an architect working in London, even in bigger houses, you’re trying to make the most out of the space because it’s so expensive.”
When he found it, the property was already being used as a self-contained flat, although it “looked like someone had put a bed in the corner of a kitchen. You almost had to sit on the end of it to cook.”
Hogarth stripped the flat right back to its brickwork and started again, completing the project in just under three months. He bought a bed that folds back into a sofa to create a living space, a wet room and fit a kitchen and washing machine into the hallway.
Though it looks like a novelty, these rooms are more common than many think. Georgian properties all over this part of west London have been divided up into flats and, as a result, bedrooms on half landings that can’t be attached to the upper or lower flats are going spare. “They’re used as utility rooms and, in some cases, they’ve sold them as as flats and this was one of them.”
Hogarth rented the property out as a short let before putting the property on Airbnb. In his experience, it was popular as a pied a terre for professionals, but with young women in particular. “It’s really secure, close to the Tube and it has everything you need as long as you’re tidy.”
Situated on an attractive Georgian terrace on Longridge Road, Hogarth is also banking on its large sash window and eligibility for a borough-wide Kensington & Chelsea parking permit to sell the property, too.
